1. Purpose
These General Terms of Sale (GTS) govern the services provided by Elyx Real Estate in the course of its real estate brokerage activities in the Grand Duchy of Luxembourg.

3. Mandate
The services of Elyx Real Estate are carried out exclusively on the basis of a written mandate (non-exclusive or exclusive) signed between the parties.
The mandate specifies in particular the duration, the marketing price, the fees and the termination conditions.
4. Fees
Fees are set according to the schedule below, based on the sale price of the property, and are specified in the signed mandate.

Fees including VAT are payable by the buyer, unless otherwise stipulated in the mandate. Schedule applicable from 1 January 2026. Download the fee schedule (PDF)
Fees are due only upon the effective completion of the sale in accordance with the mandate.
5. Payment
Fees are payable on the day of signature of the notarial deed at the notary's office, unless otherwise stipulated in the mandate.
6. Liability
Elyx Real Estate acts as an intermediary and shall not be held liable for information provided by the parties.
7. Termination
The mandate may be terminated under the conditions set out therein, in accordance with the applicable regulations.
8. Applicable law
These GTS are governed by Luxembourg law. In the event of a dispute, the courts of the Grand Duchy of Luxembourg shall have sole jurisdiction.
